The State has mandated higher density, low cost housing. Los Altos Hills has a preferred method to comply.The State has mandated high density, low cost housing as a part of every city's housing element. This is a recurring issue and is addressed in the town's General Plan every time we revise the housing element in that plan. (The State also requires that the plan is updated every five years) Until now, we have been able to satisfy this requirement by referencing the presence of a number of "secondary units" in our town - frequently referred to as a "Granny Unit" or "Guest Accommodation". If this State requirement becomes even more stringent, we may have to look at making the requirements/restrictions on such units more attractive for developers or remodellers of homes so that there can be more of them in our town Given the zoning constraints in Los Altos Hills, that all of our lots are minimum one acre and zoned for Single Family Residences, it difficult to imagine any other method of conforming to any increased mandate. I support the expansion of such Guest Accomodations as a normal part of new development plans. |
